Ridge-and-valley terrain makes Knoxville crawl spaces unusually variable, and that is the practical starting point. On a sloping lot the space under a house is frequently shallow at the uphill wall and tall enough to stand in at the downhill one, so access, drainage and the vapor barrier detail all change within a single structure -- and uphill groundwater arrives at the high wall rather than falling evenly on the footprint. Karst geology is the complication layered on top: limestone drains through solution channels rather than uniformly through soil, so water can appear in a crawl space from a source that has no visible connection to the property, and can leave just as unpredictably.
